Common Questions
We've helped a lot of people relocate to the PNW. Here are the questions we get every time, and our honest answers.
QShould I rent or buy when I first get here?
Rent first. Get a feel for the area, figure out which neighborhoods you actually like living in, and then make a move. We can find you a great furnished short-term rental near the facility while you get your bearings. No rush. We'll be here when you're ready to buy.
QWhat's the weather actually like?
Overrated bad reputation. Summers (June-September) are stunning: 70s, sunny, low humidity. The reputation comes from the gray drizzle from October through May, which is real but rarely intense. More of a persistent mist than heavy rain. Most people adjust quickly and love it by year two.
QWhere do most players live?
The VMAC is in Renton, so proximity matters. The sweet spot is the I-405 corridor: Renton and Newcastle are the closest and best value, Bellevue is the premium choice, and south Kirkland is the northern edge before commute times start to climb. For families who want more space and top schools, the I-90 corridor in Issaquah and south Sammamish is excellent. Ask Roy and he'll match the right neighborhood to your situation.
QIs there a state income tax in Washington?
Washington has no personal income tax, which is one of the best financial benefits of playing here. There are some newer high-income provisions in play, so we'd recommend connecting with a CPA who works with athletes. We're happy to make an introduction.
QHow far is the VMAC from most neighborhoods?
The Virginia Mason Athletic Center is in Renton. Renton itself is 5-10 minutes. Newcastle and south Bellevue are 10-20 minutes via the I-405 corridor, the sweet spot for proximity and quality of life. Going north of Kirkland starts to push 30+ minutes. The I-90 corridor (Issaquah, south Sammamish) runs 25-35 minutes, great for families who want the space tradeoff. We factor commute into every housing recommendation.
QWhat should I do my first weekend here?
Pike Place Market in the morning, grab coffee at Victrola, walk the waterfront, then dinner at The Metropolitan Grill or Canlis if you can get a reservation. If the weather is clear, drive up to Snoqualmie Falls. That's a proper Seattle weekend right there.
QDo you work with athletes specifically?
Yes. Roy holds a select affiliation with the Compass Sports & Entertainment Division. He understands the specific needs around discretion, short timelines, contract considerations, and helping families relocate quickly and comfortably.
QCan I just text Roy a random question?
Absolutely. That's the whole point. 425.444.8089. Whether it's "what's the best grocery store near Kirkland" or "I need a furnished place by next Tuesday," just text or call. There's a full team behind the scenes making it happen, but Roy is your one point of contact. No question is too small or too random.

The Pacific Northwest is one of the best real estate markets in the country.
You've put in the work to get here. Now let's make sure the PNW works for you long after the game does. Whether you're buying your first home, your forever home, or thinking about investment, Roy has guided athletes through this market for nearly 25 years.
Why the Seattle Market
No state income tax. A tech-driven economy with Amazon, Microsoft, Boeing, and Google all headquartered here. Population growth that consistently outpaces housing supply. This is not a speculative market. It's structurally strong.
The Structural Case
Supply is permanently constrained
Lake Washington, the Cascades, and Puget Sound create hard geographic limits on Eastside development. You cannot build your way out of demand here the way you can in Phoenix or Dallas.
Tech employment drives premium demand
Amazon and Microsoft alone employ over 100,000 people in the greater Seattle area. Their stock-based compensation creates a constant pool of high-income buyers competing for the same homes.
No state income tax is a multiplier
Washington has no personal income tax. Combined with the mortgage interest deduction and property appreciation, real estate ownership here produces returns that are structurally superior to comparable markets with state income tax.
The Eastside is where money lives
Bellevue, Kirkland, Medina, and Newcastle consistently rank among the wealthiest zip codes in the country. Buying here puts you in a peer set of buyers who protect and grow asset values.
Roy's Perspective
"The players I've seen build the most long-term wealth here are the ones who stopped thinking of Seattle as a temporary assignment and started treating it as an investment. You don't have to live here forever. Owning here is a different conversation."
Roy holds a select affiliation with the Compass Sports & Entertainment Division, a program built specifically to serve the discretion, timing, and complexity that comes with athlete transactions.
Talk to Roy →The Decision Framework
Renting makes sense early. Buying makes sense when you're ready to commit to the PNW, even if only as an investment. Here's how Roy thinks through it with every athlete.
| Factor | Buying | Renting |
|---|---|---|
| Equity building | Every payment builds ownership | Zero equity returned |
| Market appreciation | You capture Eastside price growth | Landlord captures it |
| Flexibility | Lower (2-3 yr min to make sense) | High. Move anytime. |
| Tax advantages | Mortgage interest deduction + depreciation on investment property | None |
| Monthly cost | Higher short-term, lower long-term | Predictable short-term |
| Privacy & discretion | No landlord, no applications, no renewal risk | Dependent on landlord |
| If you leave Seattle | Rent it out, become a cash-flow landlord | Walk away, no asset |
Roy's Read
One of the most powerful moves Roy has seen athletes make: buy in year one or two, live in it during your contract, then convert it to a rental property when you move on. You retain a cash-flowing Eastside asset without having to sell.
The Eastside rental market is extremely strong. A well-located Bellevue or Kirkland home rents at premium rates to the same tech workforce that drives home values up. You get monthly income, continued appreciation, and a tax-advantaged asset, all from a single purchase decision made while you were still playing.
Bottom Line
"If you're here for two or more years, buying almost always beats renting on this market. The numbers work. Let's run them for your situation."
Building a Portfolio
The Eastside and greater Seattle area produce some of the most reliable investment returns in the country. Here's how athletes Roy has worked with have approached building real estate wealth here.
Primary residence as your first investment
Your home IS an investment in this market. A well-purchased primary residence in Bellevue or Newcastle will appreciate, build equity, and convert cleanly to a rental. It's the lowest-friction entry point into PNW real estate.
Multi-family near the Eastside core
Duplexes and small multi-family properties near Bellevue, Renton, and Kirkland are extremely high-demand rental markets. Tech workers, young professionals, and relocating families create consistent occupancy. Roy knows this inventory well.
Land and new construction plays
Certain pockets of the Eastside, particularly in Newcastle, Issaquah, and south Sammamish, still have development opportunity. Roy works with builders and can identify land plays before they hit the open market.
Discretion is non-negotiable
Roy's Compass Sports & Entertainment affiliation means your transactions are handled with full confidentiality. Off-market access, quiet closings, and no unnecessary public exposure. That's standard operating procedure here, not a special ask.
The Numbers
Rental Demand
Vacancy rates on the Eastside consistently run below 4%. Amazon and Microsoft's hiring pipelines create a permanent base of high-income renters.
Price Floor
Geographic constraints (water, mountains) mean you cannot overbuild supply. There is a structural price floor that most markets don't have.
No State Income Tax on Rental Income
Rental income earned in Washington is not subject to state income tax. That's a meaningful difference in net returns vs. most other NFL markets.
Luxury Real Estate
Medina waterfront estates. Bellevue view homes. Private gated compounds in Clyde Hill and Yarrow Point. Roy has deep access to the discreet luxury inventory that never hits Zillow.
Medina & Clyde Hill
Lakefront Estates
Waterfront on Lake Washington. Some of the most valuable residential real estate in the Pacific Northwest. Gated, private, and rarely listed publicly. Roy has access.
Bellevue West & Beaux Arts
Elevated View Homes
Panoramic views of Lake Washington and the Seattle skyline. Newer construction, ultra-premium finishes, and the privacy that established players expect.
Newcastle & Issaquah Highlands
Gated Communities
Luxury new construction in planned communities with security, trails, and amenities. Strong appreciation, shorter VMAC commute, and a true sense of privacy.
Roy's Track Record
Roy also holds preferred broker status with Cartus, Graebel, and Altair, the major relocation management companies, meaning he has structured experience handling complex, time-sensitive moves that require discretion and precision.

No pressure, no timeline you don't set. Roy's job is to give you the full picture and let you make the best decision for your situation.
One conversation. No obligation.
Call or text Roy directly. He'll listen to your situation, your timeline, and what you're trying to accomplish. No pitch, no pressure. Just a straight conversation from someone who knows this market cold.
Tailored strategy for your situation
Buy, rent-to-own, investment property, or just plant a flag now. Roy will lay out the options specific to your contract, your family situation, and your financial goals. He'll also connect you with trusted CPAs and advisors who work with athletes.
Off-market access where it matters
The best properties in this market don't always list publicly. Roy's network, 25 years deep, means you get access to inventory that isn't available on Zillow. That's a meaningful advantage in a competitive market.
Full discretion, start to finish
Your transaction is your business. Roy operates with the confidentiality that his Sports & Entertainment Division affiliation requires. Quiet closings, NDA-sensitive showings, and zero unnecessary public exposure are standard, not special requests.
Long-term relationship, not a single deal
Roy's most successful athlete clients are the ones who treat him as an ongoing advisor: checking in on the market, adding properties over time, and making decisions with full context. That's the relationship he's here to build.
Ready to Talk
Whether you're six months into your contract or you've been here for years and haven't made a move yet. It's never the wrong time to have a smart conversation about this market.
